We discovered long ago, that the key to a successful real estate transaction is collaboration. We are the help when you need it. We are the folks you did not know about.
SHORT STORY:
A Family in the Tennessee valley had 400 +/- acres of river front bottom land. They had owned this parcel for quite some time and used it to hike and leased a portion for hay production. The client was of some means and open to a creative solution. They also owned the cliff side and enjoyed the views. We contacted the owner of the ridge top. A five acre parcel was purchased from them by a conservancy group, in exchange, the client gifted the bottom land to the nature conservancy and received a tax credit. Also, the client enjoyed hiking rights in perpetuity and a spot for a weekend place with really good views.
We believe that a team is the key to successful real estate transactions. Ask a Realtor this question. You may be surprised by the answer or.... lack of one.
WHAT WE DO
We are the marketing and brainstorming team. We are the think tank, exploring every course of action to achieve a goal, the sale of an asset. We believe, that in order to succeed, you must first show up. We believe in accountability to each other. We create the team, collect data and assemble the pieces that ensure the desired outcome.
The team consists of ourselves and local eyes and ears. An individual that brings considerable assets to the table, "boots on the ground".
SHORT STORY:
Many years ago, way before google, we became interested in spatial analysis. (gis) This enables you to use a collection of data sets to identify similarities and nuances in geography. We could look in your backyard. Imagine the uses for this if you owned a pool company. We were asked by Habitat for Humanity to identify and map lots suitable to build homes in our area. These lots had to meet certain criteria, distance to schools and public transportation for example. This tool was used daily and at the time we were the sole privately held company in the state to utilize this technology. It helped solidify our reputation as the forward thinking group. A Team.
We continue to seek out new and innovative ideas. Everyday.
WHAT WE DON’T DO
We do what we say we will do. Period.
We do not make promises or contracts we can not fulfill.
SHORT STORY:
We received a referral from a bank contact that one of their clients was in serious trouble. The holdings totaled six oceanfront lots and two very nice, single family spec homes in the Charleston, SC area. Upon investigation, we were told by his Realtor that he also was in a personal foreclosure situation. We were asked by the Realtor to keep this information to ourselves. We did. After some follow-up, we were told that both foreclosures took place.
Imagine the relationship between these parties today. Their relationship with the lender. Their reputation as professionals. It is too bad, it could have gone much differently. Honesty really is, everything.
HOW WE DO IT
We are the best help available. We are the people that are thinking about your real estate concerns, continuously. If our team cannot sell your property, than there are other issues that need to be addressed. The only firm we know of worldwide, using these methods.
We are real folks, committed to what we do.
First, we assist you to find, interview and select "proper" local representation. This is critical. They bring essential tools to the task. Another way is engaging you, the owner or principle, another part of the team. We have partnerships, networks of brokerages and web based providers in place. We are constantly following the trends and adjusting our positions accordingly. Each asset is different and requires a different strategy than another. We have spent considerable time, money and energy assembling this. Every conceivable option is explored and evaluated.
SHORT STORY:
Right at the beginning, when the term ‘short sale’ was coined, we received a call about a property whose value was sinking fast. The property was listed along with dozens of others in the neighborhood. Although the home was in fantastic condition, there was limited activity. Our suggestion to the Owner and their Realtor was for the Owner to spend the weekend observing the activity in the area. The Owner noticed that a young couple two doors down was being visited daily by what appeared to be the Grandparents. After some investigation, the Owner was told the Grandparents were leasing a place nearby. The Grandparents purchased their home, two doors down from those Grandchildren. The Owner was a vital part of the team.
To duplicate our efforts would take far too much time. A large investment. An investment we have already made.
Each asset is different and requires a different tack than another. Again, no one can do all this on their own.
The thought process; Does the state want the property, is a military base re-locating in Germany, where are the proposed traffic lights, is Honda in negotiation to build a new plant, a school being built, have you collected the Chamber of Commerce list, local building permits issued, business licenses applied for. Has anyone read the paper, sent a press release? We do this.
Fact is, 30% of our current clients are Realtor's with listings that are floundering and seeking new ideas and options, they have not considered.
If I were to attempt to sell a real estate asset.....
This is the way I would proceed.
